Pricing Analysis- We provide a complete market analysis of comparable properties that are currently listed for sale, under contract, or recently sold to help determine an asking price. We’ll get the most the market will bear, without over pricing. The goal is to have as many qualified buyers as possible to view your home until it is sold.

Listing Agreement/Disclosures- We will prepare and discuss the listing agreement and assist you in filling out all of the appropriate and required disclosures.

Seller Net- You have a “Seller Net Sheet” that will help you determine what you can anticipate to net from the sale of your home.

Marketing Plan- We expose the home to potential buyers through a combination of direct mail, print and media advertising, internet advertising, industry marketing and the multiple listing service (MLS), in-home signage, and open houses. See our marketing activities for more details.

Staging Advice- We help you prepare your home so it will show the best way possible. We offer suggestions on repairs and improvements.

In Home Brochures- We have developed high quality in-home brochures that will make your home easy to remember to buyers who have seen it.

Follow Up- We follow up with potential buyers and provide you with weekly verbal reports and bi-weekly written reports which include: Marketing Report, Home Showing Report, and Open House Report as needed.

Qualify Buyers- We make sure potential buyers have the ability to buy your home by requesting pre-approval letters with all contract offers.

Negotiate Offers- We present and negotiate all offers to help you reach a purchase contract with terms that are favorable to and protective of you.

Timely Removal of Contingencies- We make sure that all contingencies (Inspections, Financing, Others) are removed according to the terms of the contract.

Close The Sale- We help you by attending the closing, go over the closing statement to assure that it is correct and follow up on all issues to facilitate a smooth and timely closing.
